Lello, one of the largest real estate groups in Brazil and leader in condominium management in the country, entered into a partnership with the vacation rental platform Airbnb to define a joint pilot protocol for vacation rentals in residential buildings.
The objective of the initiative is to create alternatives to make the modality even more welcoming and safer for hosts, temporary tenants and condominium residents.
The “task force” also includes Lellolab, the Lello Group’s common life innovation laboratory.
In an initial survey carried out with property managers and residents of residential buildings, Lello and Airbnb identified perceptions of possible insecurity and concern about noise and parties, in addition to the issue of the use of common areas by guests on the platform.
Filipe Cassapo, director of Lellolab, says:
“Although the issue of insecurity involved in the presence of seasonal guests in condominiums was reported, none of those interviewed in the sample reported any real cases of problems in their condominiums related to this modality.”
Airbnb is a platform where travelers looking for accommodation connect directly with people interested in renting their room or available property and which today has more than 4 million hosts worldwide. There are more than 100,000 cities around the world with accommodation on Airbnb, many of them in condominiums.
Daniela Teixeira, senior manager of government and institutional relations at Airbnb in Brazil, points out that, for Airbnb, the safety and well-being of hosts, guests and the community in general are a priority. She reinforces:
“The platform is constantly working to reinforce trust and safety for everyone involved, including tenants and residential building managers. The partnership with Lello will help us to understand the needs and desires of this public, collaborating with the good coexistence of property owners, guests and condominiums.”
According to Filipe Cassapo, from Lellolab, the next step is to continue listening to condominium residents to develop the protocol, including alternatives that are safer for everyone. As he explains:
“Our purpose with this partnership is to co-create innovative solutions to improve coexistence, reception and continue to reinforce security in condominiums, providing a more harmonious environment for the entire community, from older residents, new residents, employees to visitors and vacation rental guests. Our work methodology, based on the design thinking approach, an innovation methodology, first focuses on discovery and diagnosis, focusing on the people involved, and then dedicates collaborative efforts in search of solutions. The ideation and prototyping phases will begin as soon as we conclude the diagnostic interview with residents and employees of a sample of condominiums.”
